Encumbrance Certificate (EC) Online in Tamil Nadu
Encumbrance Certificate (EC) என்றால் என்ன? An EC is an official record that shows the loans, sales and legal charges registered on a property for a chosen period. It tells you whether the property has any pending claims or mortgages recorded against it.
Why do buyers check EC before purchasing land? Because a clean EC gives confidence that the seller has a clear right to sell and that the property is not already pledged or disputed in the records. Always check the EC for a sufficient period before you buy.
How to search EC online on the Tamil Nadu Registration Department portal (tnreginet): select the district, zone and village, then enter the survey number or document number and choose the period you want to check. Submit the search to view the EC details for that property.
EC vs Patta in 2 lines: Patta shows who owns the land and its revenue details, while EC shows the registered transactions and charges on that property over a period. Both are needed for a safe land purchase — patta proves ownership, EC proves the property is free of hidden claims.
